Home Protection Plan Terms & Conditions

1. The agreement

These Terms & Conditions ("Terms") govern the Home Protection Plan ("Plan") offered by Rogers Enterprises LLC ("Rogers Enterprises," "we," "us") to the person who purchases a Plan ("you"). By purchasing a Plan, you agree to these Terms.

2. What's covered

Your Plan covers the base plan you selected, plus any add-on coverage you purchased, as described below and on the Home Protection Plans page at the time of purchase.

Basic plan
  • Siding repair from normal wear
  • Structural framing and drywall repair from a covered failure

Conditions:

  • Covered systems and components must be in normal working order as of your Plan's effective date
  • Limited to one scheduled repair visit per covered issue
  • Available for owner-occupied primary residences only
Standard plan
  • Siding repair from normal wear
  • Structural framing and drywall repair from a covered failure
  • Floor covering repair or replacement from a covered failure
  • Trim, insulation, and attic repair
  • Mobile home repair & skirting

Conditions:

  • Covered systems and components must be in normal working order as of your Plan's effective date
  • Limited to one scheduled repair visit per covered issue
  • Available for owner-occupied primary residences only
  • Priority scheduling ahead of Basic-tier requests, subject to availability
Complete plan
  • Siding repair from normal wear
  • Structural framing and drywall repair from a covered failure
  • Floor covering repair or replacement from a covered failure
  • Trim, insulation, and attic repair
  • Mobile home repair & skirting
  • Kitchen & bath fixture repair
  • Painting/staining touch-up after a covered repair
  • Roofing repair for leaks or damage from normal wear

Conditions:

  • Covered systems and components must be in normal working order as of your Plan's effective date
  • Limited to one scheduled repair visit per covered issue
  • Available for owner-occupied primary residences only
  • Priority scheduling ahead of Basic-tier requests, subject to availability
  • Except the one-visit-per-issue cap is waived
  • Repeat repairs for the same recurring issue may still require prior approval
Add-on coverage
  • Electrical (outlets & switches): Repairs to household outlets, switches, and light fixtures that stop working from normal wear. Covers standard 120/240V wiring, outlets, switches, and fixtures already up to code and in working order at enrollment. Does not cover knob-and-tube or aluminum branch wiring, or work needed to bring existing wiring up to current code.
  • Plumbing fixtures & valves: Repairs to leaking or failed faucets, toilets, sinks, and shutoff valves. Covers visible fixtures, supply lines, and shutoff valves already in working order at enrollment. Does not cover main sewer/septic lines, well systems, or damage from freezing.
  • Doors & window hardware: Repairs to sticking doors, broken window hardware, and weatherstripping. Covers hardware and function on doors and windows already installed and in working order at enrollment. Does not cover full unit replacement or storm/impact damage.
  • Kitchen appliances (fridge, oven/stove, dishwasher): Repairs to a refrigerator, oven/stove, or dishwasher that stops working properly. Covers built-in and free-standing units already in working order at enrollment, typically under 10 years old. Does not cover cosmetic damage, smart/connected features, or units still under a manufacturer's warranty.
  • Laundry appliances (washer & dryer): Repairs to a washer or dryer that stops working properly. Covers residential washers and dryers already in working order at enrollment, typically under 10 years old. Does not cover coin-operated or commercial-grade units.
  • Heating & cooling (furnace & A/C): Repairs to your furnace or central air conditioning system. Covers a furnace or central A/C system already in working order and properly maintained at enrollment. Does not cover ductwork, window/portable units, or a system beyond typical repair given its age and condition.
  • General repair catch-all: Anything else that comes up that isn't covered above — we'll confirm it's in scope before you sign. Coverage confirmed case-by-case before your Plan is issued; no standing age or condition limit set in advance.

3. Waiting period & pre-existing conditions

There's a 30-day waiting period from your Plan's effective date before you can file your first claim. This gives us time to confirm an issue is a new failure, not something that was already broken, failing, or showing clear signs of imminent failure when you purchased your Plan.

Before approving a repair, we may ask for photos, a service record, or an in-person inspection. If we determine a covered item was already broken, failing, or clearly near failure before your Plan's effective date, that repair isn't covered under your Plan, whether or not you were aware of it at the time.

4. What's not covered

  • Damage or conditions that existed, or were already failing, before your Plan's effective date (see Waiting period & pre-existing conditions above)
  • Cosmetic damage that doesn't affect how something works
  • Damage caused by misuse, neglect, or lack of routine maintenance
  • Damage from severe weather, flooding, fire, or other acts of nature
  • Work that requires a permit, unless quoted and agreed to separately in advance
  • Items still covered under a manufacturer's warranty
  • Rental or investment properties, unless otherwise agreed in writing
  • Pre-existing code violations

5. Plan term & renewal

Your Plan begins on the effective date shown on your order confirmation and runs for the term you selected (12, 24, 36 months). Plans are paid in full at purchase and don't automatically renew; we'll reach out before your term ends if you'd like to renew.

6. Cancellation & refunds

You may cancel within 30 days of purchase for a full refund, as long as no covered repair has been scheduled or completed. After 30 days, or once a repair has been used, refunds are prorated based on the time remaining in your term, minus the value of any completed repairs. To cancel, call or text us at 616-329-8625.

7. Filing a claim

To request a covered repair, call or text us directly, the same way you'd reach us for anything else, no claim forms and no call center. We'll confirm the issue is covered under your Plan and schedule a visit as soon as reasonably possible.

8. Service area & eligibility

Plans are available to homeowners at a primary residence in West Michigan. Rogers Enterprises may decline to offer or renew a Plan for a property outside our service area or that doesn't meet our eligibility requirements.

Each Plan covers one property: the address on your order. That address doesn't need to match your billing address, and if you'd like more than one property covered, you're welcome to purchase a separate Plan for each.

9. Limits of liability

This Plan is a home repair service agreement, not an insurance policy. Our total liability under this Plan is limited to the amount you paid for it. We aren't responsible for indirect or consequential damages arising from a covered repair or from our response to one.

10. Changes to these terms

We may update these Terms from time to time. If you have an active Plan, we'll let you know about any change that materially affects your coverage.

11. Governing law

These Terms are governed by the laws of the State of Michigan.
